If areas in your basement look similar to this, there is most likely water getting in. So, how does a basement become wet anyway? There are four ways that this can happen. 

 

1. Groundwater leakage:  This occurs when there is an excessive amount of water in the ground adjacent to a foundation wall or the basement floor. The pressure of the groundwater can build to the point that it may begin to “seep” through small cracks in the foundation or floor.

 

2. Capillary action: It means wicking. For example, a block wall may not leak, but it feels damp because it's wicking the water inside it to the surface like a sponge.

 

3. Water vapor coming through your walls and floor: Water vapor passing through a slab is a slow process. As moisture passes through, it evaporates off the surface of the basement floor, so the floor doesn't appear wet. However, if there is carpet installed on top of the slab, the carpeting slows the evaporation process down, and moisture builds up in the carpeting.

 

4. Exterior air leaking into your basement: This is not a problem as long as the outside air is cooler than the basement. It's the warmer summertime air that moves lots of moisture into the basement.
