Historic Home Basement & Crawl Space Repairs in Mount Vernon, OH
Challenge
A homeowner in Mount Vernon, Ohio, contacted Mid-State Basement Systems for an estimate of repairs on her inherited home that was over 100 years old! The home had a partial basement and partial crawl space with delicate sandstone foundation walls.
Both the basement and crawl space had high humidity and signs of moisture--especially near the joint where the wall and floor met. Secondly, the floors in the home were sagging and bouncing, a telltale sign of foundation settlement.
A job of this size on an historic home requires an extra degree of caution and attention to detail. Luckily, our crew was up for the task!
Solution
Our crew, led by Foreman Julio Garcia, tackled this massive project over the course of a week. Before they got started on the installation, the crew assisted the homeowner with removing the remainder of her belongings from the basement and crawl space, giving them plenty of space to work.
First, the crew rebuilt the 16-foot interior knee wall to separate the basement from the crawl space. They then were able to encapsulate the crawl space with our CleanSpace system.
Next, they waterproofed the basement perimeter with our WaterGuard French drain system. They were careful to install the French drain without disturbing the sandstone foundation and were even able to install the system in hard-to-reach places behind the furnace and water heater.
As part of the waterproofing system, the crew installed TrenchDrain in front of the walkout basement door. The crew pitched the WaterGuard and TrenchDrain systems toward the basement corner, where they installed a SmartSump system to collect and pump water out of the basement.
Finally, the crew addressed the home's sagging floors by installing basement and crawl space SmartJacks. This provided an instant lift to the floors and stabilized the old, weakened floor joists and beams.
