Sandstone Foundation = Leaky Basement!
Sandstone is a highly porous material that easily allows groundwater to seep into the basement. The floors in the basement were constantly wet due to groundwater seepage.
Dirt Crawl Space
When Jiovanni arrived to the home, the crawl space was little more than a pile of dirt in the corner of the basement!
SmartJacks Installation
SmartJacks are installed along with a supplemental steel beam to permanently stabilize the foundation and floor joists. The system can also be adjusted over time to correct sagging, bouncing floors in the home above.
SmartJack Footing Preparation
The crew excavates an area of dirt in the crawl space where they then pour a concrete footer for the SmartJacks to be installed upon. This prevents the SmartJacks from simply sinking into the dirt along with the rest of the home!
Retaining Wall, Encapsulation, & SmartJacks
The crew built a 16-foot knee wall to separate the crawl space from the basement. They were then able to encapsulate the crawl space and install SmartJacks for added stabilization to the foundation and floors above.
WaterGuard System
WaterGuard is a sub-floor drainage system, meaning it's installed discretely beneath the slab to collect groundwater seepage from the walls and keep the basement dry!
