Signs of Settlement in the Home
Horizontal cracks in the ceiling like this one are a telltale sign of foundation settlement in the crawl space.
Broken Main Load Beam
A break such as the above in the main load beam is a major structural concern. To stabilize it, we sistered the beam with two 40-foot supplemental beams on either side.
Wooden Shims: Temporary at Best
A common but temporary fix for settling foundations is to install wooden shims between the column and girder like the one shown above. This is an easy and inexpensive option, but it doesn't last and it doesn't address the root problem.
SmartJack XT
SmartJacks are installed on a concrete footing to provide permanent stabilization and lift to settling foundations and sagging floors above the crawl space. We installed 18 SmartJacks in this crawlspace!
